THE JJ FRONTIER
The JJ Frontier includes the Gold Rush Waterpark, the Thoroughbred Suites, the Homestead Condominiums, and the Lofts Hotel, as well as the first hole of the Thoroughbred golf course.

The GOLD RUSH WATERPARK has four large water slides, a lazy river, four pool areas, and two hot tubs. Dry play at the waterpark includes and arcade, a climbing web, a rope suspension bridge, and a mining sluice. The waterpark also includes lockers.

Food and Shopping here include Sundance Saloon & Steakhouse, The Waterin' Hole, Spaghetti Western Italian Restaurant, Jolly Rancher, Pony Expresso, Feed Store, Miner's Gulp, Golden Nugget, and Thoroughbred Golf Club Clubhouse.

THE BACK FORTY
The Back Forty includes the Log Homes and Cabins, the RV Park, and the Old West Town. One of the two riding stables, the Back Forty Barn, and the Back Forty Corral are also located here. Tennis, volleyball, basketball, horseshoes, tetherball, and a playground are also available.

An outdoor water area includes an activity pool, zero-depth entry pool, 150' waterslide and spa.

Food and Shopping include Shooters Saloon, General Store and Ice Cream Parlor, Cactus Jack's, and Dance Hall.

THE JJ RANCH
The JJ Ranch has bunkhouse accommodations. Activities here include a putting green, softball, tennis, shuffleboard, and volleyball. There is also a rifle range. The Silver Dollar Saloon has a pool table, ping-pong table, video games and more! Big Wildcat Lake is located in this area of the resort, as well as a pool and hot tub.
Food and Shopping include Silver Dollar Saloon, Wagon Wheel, and Chuck Wagon.

THE THOROUGHBRED GOLF CLUB
The golf course was designed by Arthur Hills: "The Thoroughbred is stunning and dramatic but fair and playable for golfers of all abilities."
It features 18 Championship holes with bent grass tees, fairways, and greens. Four sets of tees (forward tees at 4,879 yds, championship tees at 6,773 yds) allow players to ensure that their game is enjoyable.

REAL ESTATE TERMS:
Buyers shall pay a 4% Buyer Premium. Unless waived, buyers must comply with the Court approved Bid Procedures. Unless waived, in order to receive a bidder’s number, buyers need to show certified funds in the amount of (a) $10,000 for Tracts 5, 7, 8, 9, 10, 11 or 19 or (b) $100,000 for Tracts 1, 2, 3, 4, 6, 12, 13, 14, 15, 16, 17 or 18 along with a bank letter of guarantee up to their desired purchase amount. A 10% deposit is due from the successful bidder on the day of the auction, with the balance due at closing. Possession within 30 days or as approved by the Court. Transfer tax is the responsibility of the buyer. Buyer(s) will sign a purchase agreement(s) at the conclusion of the sale; deposits are non-refundable unless the Court/Lender does not approve the sale in which case the deposit(s) will be returned promptly. Buyers will receive a Trustee Deed. A copy of the Trustee’s Deed Form, Asset Purchase Agreement and Bid Procedures are available in the Bidder Kit.

10% On-Site Buyer Premium. 13% Internet Buyer Premium. Payment due at time of sale. Purchases totaling less than $1,000 are payable in cash only. Purchases totaling $1,001 or greater are payable with cash, wire (posting no later than Friday, October 31 at 2 PM) or certified check. Retail merchandise purchases can be removed upon receipt of payment. All other personal property, livestock and animal purchases to be removed within 7 days following court approval. Items remaining after this deadline are subject to forfeiture. Sales and usage tax may apply. Buyers with exemption status must document this status AT THE TIME OF REGISTRATION. All Sales Final. Everything is sold AS-IS, WHERE-IS with no warranties or guarantees, express or implied. Buyers are urged to inspect the items prior to sale. Seller and Auctioneer are not responsible for items.
