PLANT SUMMARY: The Former San Juan Bioenergy plant was built in 2008 on leased land in the Weber Industrial Park. The plant was designed to process 10,000 Tons/Year of oilseed feedstock with multi-seed capabilities. The process used fluid bed technology with steam as the heat source, Roskamp/Champion hammer mills, Anderson Super Duo 33 expellers and mechanical separation. CPM’S Beta Raven was the system integrator. The facility was pelletizing the seed hulls and agricultural dockage to be burned in an onsite gasification system. The syngas that was created was used to supplement the gas needs of the on-site boiler. Excess pellets were bagged and then sold along with their food grade vegetable oil and animal meal/feed.

FUTURE BIODIESEL PLANT EXPANSION
The plant originally was to have a 5 MGY biodiesel plant on-site in an adjacent building. The biodiesel equipment was never purchased/installed at the time of construction due to market conditions in 2008. The 3,375 Sq. Ft. building was built and houses an office, lab, restroom and large open production/warehouse area.

Dove Creek is located in southwestern Colorado, just 8 miles east of the Utah border and 35 miles northwest of Cortez. Dove Creek is known as the “Pinto Bean Capital”. The Weber Industrial Park is part of the Dolores County Development Corporation, and the land is available for a long term lease.

Land Lease:
The San Juan Bioenergy Facility is located on 5± acres of leased land in the Weber Industrial Park. The current lease terms with the Dolores County Development Corporation are 99 years with a monthly payment of $2,730 through December 2016. Attorney Ryan Behrman, Stinson Morrison Hecker LLP, is overseeing the assignment of lease on behalf of the seller.

Manner of Sale:
The Former San Juan Bioenergy Facility will be offered in individual Tracts and Piecemeal Lots. Bidders will have the opportunity to bid on the two buildings and oilseed production equipment package to remain on land lease, the two buildings to remain on land lease, or the oilseed production equipment package to be removed off-site. The Piecemeal Lots will follow the Tract offerings. Both onsite and online bidders will have an opportunity to bid.

Payment Information

10% Buyer's Premium. 13% Internet Buyer's Premium. All funds due and payable on day of sale via cash, check with bank letter of guarantee, or wire transfer (posting within 24 hours) to LSC Bioenergy Colorado, LLC. Removal, packaging and transportation costs are the responsibility of buyer. No equipment can be removed from the site without full payment. Sales tax may apply. Buyers with exemption status must document this AT OR BEFORE REGISTRATION.

Equipment is selling AS-IS, WHERE-IS WITH NO WARRANTIES, GUARANTEES, EXPRESS OR IMPLIED. Selling Subject to Owner Confirmation. If items do not remain on leased land, a rigging commitment is required within 7 days. All buyers are responsible to make removal and rigging arrangements; removal, packaging and transportation costs are the responsibility of buyer. Items left longer than 30 days are subject to forfeiture. All sales are final. Subject to Prior Sale.
