Just 15 minutes southeast of Marquette, the largest city in the Upper Peninsula of Michigan is Property 14. Located northeast of the Sidewinder/Fortress St. intersection, this beautiful wooded triangle shaped lot consists of 6.38± acres. The property sits back behind the houses and does not have access from Fortress Street. From Fortress Street facing to the northeast looking between the two homes on either side, you can see a bare lot that was not built on. Property 14 adjoins the back yards of those properties. Current zoning is listed as Public Land, but the county is aware of the auction and is willing to work with a new owner if a zoning change is needed for a future use.

The land was once part of the K. I. Sawyer Air Force Base which shut down in 1995. Today, K. I. Sawyer is a thriving industrial park/airport with many major companies and families calling it home.

Broker Participation is welcome but not required. A 2% commission will be paid to the licensed broker who, at time of registration, registers the bidder who pays for and settles for the real estate. To qualify a broker must attend one inspection with his/her client, assist as needed in the closing process and attend closing. 10% Buyer’s Premium. Sealed Bid Offers must be received Wednesday, August 10 at 4 pm ET, accompanied by a $2,500 earnest money deposit (cashier's check or wire) and a completed Sealed Bid Form. Bids must be sent via a traceable courier to Maas Companies Inc at 6923 10 Ave SW, Rochester, MN 55902. Sealed Bids are binding and non-revocable. Suggested Minimum Bid for this Property is $8,000.
An additional (earnest money) deposit is due within 2 business days bringing the total monies in escrow to 20% of the purchase price. Balance due at closing within 30 days. Deposit monies are earnest monies and non-refundable. Deposits of non-winning bidders will be returned immediately following the auction. Attorney Thomas Clark will oversee the closing.
