The Owners of Hiawathaland Tool Inc. have sold their equipment and have retired. They are selling the 11,620SQ. FT. building to complete their retirement plans.
The building is zoned CM-Commercial/Manufacturing and is located in an industrial park with city water & sewer. There is adjacent land available for expansion.
The building was built in 1992 by AB Systems of Rochester. It has a STEELOX pre-engineered frame with 24 gauge self-sealing, interlocking 14' side walls, and a 24 gauge galvalume self-sealing STEELOX roof.
The building has a 4800 AMP 220 3 Phase electrical service with 400 AMP Buss Bars in the larger machine area and grinding area.
The building has 1,620sq.ft. (34'x48') of air conditioned office space divided into a large reception area, conference room with built in cabinets and sink, three private offices, large open common office space for work stations, utility room, small storage room and a handicap accessible restroom. The majority of the offices have carpet, offices adjacent to the shop have vinyl tile and the restrooms all have ceramic tile on the floor. The office walls are all soundproofed for isolating noise from the shop area. The offices and shop area are wired with CAT5 for computers and phones. The office floors are 3,500 pound concrete 3 1/2 inches thick. The floors in the shop area are 3,500 pound concrete 6 inches thick which have been specialy hardened and sealed to be impervious to oil.
